MOVE-OUT GUIDELINES

As you prepare to move out, please review the following steps to ensure a smooth and successful transition. If you have any questions, feel free to reach out to us at rentals@lkforest.com.

Step 1: Complete Your Move-Out Checklist

Before leaving the unit:

  • Fill out the Move-Out Checklist to document the condition of the property.

  • Return all keys and garage openers in an envelope clearly labeled with your name(s). Leave the envelope inside the unit. If not all tenants are moving out you may leave your keys with a current or incoming tenant.

  • Email us at rentals@lkforest.com with:

    • Updated contact information for all occupants

    • A forwarding address (This address will be used for your deposit return if not using direct deposit.)

Step 2: Understand Your Security Deposit

  • Your deposit will be processed and returned within 30 days after your lease ends.

  • Refunds are sent by mail or direct deposit to the account we have on file.

  • Deductions may apply for:

    • Damage beyond normal wear and tear

    • Cleaning issues

    • Unpaid rent, utilities, or other outstanding charges

  • A detailed statement will be provided if any deductions are made.

  • Important: Your security deposit does not apply to your final month’s rent.

  • Move-out must be completed by 12:00 PM (noon) on the last day of your lease. If you need extra time, contact us ahead of time—we’ll try to accommodate, but it’s not guaranteed.

Step 3: Clean Thoroughly

Your apartment must be clean and in move-in ready condition. This means all surfaces should be free from debris, stains, dust, grime, and all personal items should be removed from the entire property. If cleaning does not meet this standard, you may be charged for professional cleaning services.

Kitchen

  • Clean the oven, stovetop, and microwave inside and out

  • Empty the refrigerator completely and wipe down all interior and exterior surfaces

  • Remove all food from the unit, including from the refrigerator, freezer, pantry and cabinets

  • Clean the sink and all countertops until free of residue and stains

  • Wipe down the inside of all cabinets and drawers

  • Mop the kitchen floor and clean any splattered or greasy walls, especially around the stove

Bathroom

  • Clean the toilet, tub, sink, and floor so they are free of stains, soap scum, hair, and residue

  • Remove all soap scum and mildew from the shower, tub, and surrounding tile or walls

  • Wipe down all mirrors, faucets, and light fixtures until streak-free

General Areas

  • Vacuum or mop all floors so they are free from dirt, dust, and debris

  • Clean interior windows and ledges

  • Remove all trash and personal items from the unit, including closets, drawers, and outdoor spaces

 

Step 4: Dispose of Trash and Large Items/Furniture Properly

Large items, such as furniture, may not be left on the property, curb, or near dumpsters. The city is very strict regarding this policy. A minimum $175 fee will apply for any items we must remove in addition to any fines imposed by the city.

Please do not overload dumpsters. The lid must be able to close completely to avoid additional charges.

 

Step 5: Final Maintenance Tasks

Before you go, please:

  • Patch and repaint any holes you may have created from wall hangings, shelves, or mounted TVs. Touch-up paint alone may not be enough—walls should be restored to their condition at the time of move-in.

  • Replace any burnt-out light bulbs throughout the unit. It is your responsibility to maintain the light bulbs throughout your unit during the term of your lease. Please make sure there are no burnt-out light bulbs upon move out to avoid any charges.

  • Test all smoke detectors and replace batteries if needed.

Step 6: Disconnect Utilities and Update Address

Unless utilities are included in your lease, you must contact service providers to end or transfer service. If you move out early you must keep service active and in your name until your lease ends unless otherwise arranged. Send proof (a screenshot is fine) that your utilities balance is $0 to rentals@lkforest.com to aid us in returning your security deposit as quickly as possible.

Water Services

Cable/Internet

  • Contact your chosen provider to cancel or transfer your cable, internet, and phone services.

Mail Forwarding

Submit your forwarding address to the post office at usps.com.
