Preparing to Move-In: Set-Up Utilities & Secure Renter’s Insurance
Renter’s Insurance
Before you move-in please secure Renter’s Insurance and move any applicable utilities into your name.
You may use any insurance company to secure Renter’s Insurance. It generally costs $10-$20 per month. For a local agent, we recommend contacting Matt Fahoome at State Farm.
Utilities
Utilities include electricity, gas, water, trash service and cable/internet. The utilities for which you are responsible are outlined in Schedule A of your lease. Provider contact information, helpful information and links are available below. Once you have completed moving each utility into your name, please send us proof that you have done so. This can simply be a screenshot of the confirmation page.

Trash:
Ann Arbor
There is no additional charge for trash or recycling pick-up in Ann Arbor. Please visit the following link for information about your trash pick-up day, as well as procedures and city guidelines. Some properties have small dumpsters on-site. Please do not overload the dumpsters. The lid must close completely to avoid overage penalties.

Ypsilanti

Pittsfield Charter Township - Waste Management
Internet/Cable:
Internet and/or cable service is optional. You do not need to submit proof to us. Two main providers are available in the Ann Arbor/Ypsilanti area.
AT&T or Comcast (Xfinity)
Parking Permit (Ann Arbor):
Street parking is restricted in some areas of Ann Arbor. The Residential Parking Permit (RPP) program allows vehicles owned by residents to park in a RPP neighborhood for the posted time limit without being ticketed. If your neighborhood is participating in a RPP Program, you will need to acquire and display a RPP decal for every vehicle that will park on neighborhood streets during the specified enforcement period.
Move-In:
Before you move-in we will arrange a time to give you keys and/or the door code to your new home. Once you move in, please be sure to visit the following link and complete your Move-In checklist as soon as possible. This form requests that you record the condition of the property at the start of your lease. We will refer to this record at the end of your lease and will be used to determine damage deductions from your security deposit.

To ensure a pleasant living environment for all residents, we ask that you familiarize yourself with and adhere to the community rules provided in your lease agreement. This includes noise regulations, pet policies, and guidelines for using shared amenities.

Rent Payments:
Rent is due on the first of each month. Monthly ACH rent withdrawals for rent will be made the first week of each month, as close to the 1st as possible (the rent due date). Rent withdrawal may occur after the 1st of the month if the 1st falls over a weekend or holiday, in which case rent will be withdrawn on the next business day or two. ACH withdrawals, unless there are insufficient funds, are always considered to be “on-time.” If your account has insufficient funds when rent is withdrawn, you will be charged a $50 bounce fee, as well as a late payment fee as dictated by your lease.

Lawn & Snow:
For all single-family home properties, the tenant is responsible for lawn care and snow removal and must be maintained in accordance with local ordinances.
For all other properties, L-Ray provides lawn care. During the winter L-Ray maintains parking areas and city walkways. Salt will also be provided for tenants to distribute in common areas and areas leading to individual apartments as needed. This is a shared responsibility.
